Potential new Community Housing developments

Exploring the development of other city-owned sites to meet Community Housing demand for all income levels

Presentations took place on February11 and 12 to share details on Community Housing needs and two potential new Community Housing development locations: the current Lift Tower Lodge site and the south YMCA parking lot.     Ketchum’s Community Housing inventory remains too low, impacting businesses and the economy by reducing workforce availability. Over 300 long-term rental units have been lost to short-term rental or seasonal home use in Ketchum in the last 10 years. Even with Bluebird Village and current programs to preserve and convert property to long-term rentals, the city remains short at least 572 Community Housing units needed by 2032 to meet demand across all income levels. (And, with recent growth rates, the number is likely higher!)

    A study on available city-owned property has been conducted to determine the feasibility of developing additional Community Housing units to fill in the gaps that current developments and programs can’t. Click here to review the full study. Two potential sites are the most promising options: the current Lift Tower Lodge site and the south YMCA parking lot. The city plans to collect more input from the community and refine these plans to determine what the potential project parameters will be.

    Why pursue additional Community Housing Developments?

    Available long-term rental units for local workers has decreased by ?% from 1970 to 2019. Lost units in this time period were primarily converted to vacation homes or short-term rentals.

    Currently, Ketchum needs 663-982 Community Housing units by 2032 to meet demand.
